INVESTMENT OBJECTIVE
The Mortgage Company of Canada (“MCC”) is a mortgage investment corporation whose
objective is to provide investors with an attractive risk-adjusted return by primarily investing in
mortgages of single family homes in the Greater Toronto Area. Our experienced management
team employs a focused lending strategy, follows rigorous underwriting analysis and leverages
its third-party brokerage relationships as well as its affiliated mortgage brokerage for deal flow.
MCC’s board of directors (“Board of Directors”) comprises a majority of independent members
who provide corporate governance and oversight. The Board of Directors ensures that the
corporate and financial objectives of MCC are pursued on behalf of its investors.

MARKET OUTLOOK
A brief discussion concerning the Greater Toronto Area’s housing market:
- Market conditions in January were tighter compared to a year ago with an annual increase in prices driven by a decline in listings4
- Demand remains strong, especially for singles, semis and townhouses, where there has been a
persistent lack of inventory4 - Buying intentions remain high – polling conducted by Ipsos on behalf of the Toronto Real Estate Board suggests that 12% of GTA households were seriously considering the purchase of a home in 20164
- The average house price in the GTA reached $631,092 in January, up 14.1% from 20154
- Year-over-year increase in average housing price is primarily attributable to a greater share of detached homes sold in the GTA4
